  • Do you accept pets?
    Pets are considered on a case-by-case basis and dependent on how many pets are requested for the type of property. We do have dogs and cats currently residing in our houses.
  • Do you allow Guarantors?
    Yes, we accept Guarantors when an applicants earnings may not be considered enough to cover the rent.
  • Who manages the property?
    Adler Estates is the landlord and also deals with all maintenance. There are no agents involved.
  • Do I have to pay a deposit?
    Yes, we do ask for the equivalent of 5 weeks’ rent for the deposit.
  • How do you protect my deposit?
    Your deposit is placed in ‘My Deposits’:
  • Do you do credit checks?
    Yes, once an application has been received and the applicant qualifies for the property, we would conduct a credit check.
  • How long is the minimum tenancy term?
    We offer both 6-month and 12-month tenancy agreements.
  • Are there any letting fees?
    No, there are no letting fees applicable. Once a Tenancy Agreement has been signed, we ask for one month’s rent and the deposit to be paid prior to moving into the property.
  • Who is responsible for utilities?
    The tenant is responsible for all utility costs, council tax and contents insurance, as well as day to day maintenance costs (such as gardening and cleaning).
